Developers or organisations engaging in pre-application discussions with the Local Planning Authority on a regular basis can opt to pay an annually negotiated retainer fee for advice rather than individual fees. Please contact the Strategic Development Management Team Leader to discuss your requirements.
All fees include a meeting with a Development Management Officer, after which written advice will be provided. Other council officers will be involved in the meeting if this is considered to be appropriate.
Additional meetings, consideration of further information or amended plans, and further written advice will be charged at a rate of £250 per request.
Where detailed complex specialist input is required, a specified additional charge may be levied. This will be agreed in advance of the work being undertaken.
The initial fee for setting up the Planning Performance Agreement and Project Timeframes and the first 1 hour meeting is at the current standard fee for pre-application advice enquiries. This fee varies according to the type and size of development therefore please see fees set out in the ‘Pre-application advice enquiries for major developments’ and ‘Pre-application advice enquires for minor developments’. East Riding of Yorkshire Council’s costs incurred in the staffing and resourcing of necessary additional meetings, research and correspondence and other work carried out by the East Riding of Yorkshire Council Project Team during the life of the project over and above the standard fee will be charged at a flat rate of £78 per hour including VAT.
Any abnormal costs associated with dealing with the project, which may include matters such as processing of very high volumes of representations, public meetings and security costs (and any other matters agreed between the Local Planning Authority and applicant) will be subject to an additional charge to be agreed on a case by case basis, as well as any costs which may be incurred with the appointment of external consultants or reasonable legal costs.
